Stage two: Design and Feasibility

You know the temperature of the water, you’re getting excited about choosing the kitchen splash-back tiles, you have potentially even scoped out the local cafe. Next we develop that scrappy sketched floor plan into a properly scaled concept drawing with elevations and everything.

  1. Nuline engage our Surveyor to give us a plan with the lay of the land (a topographical survey plan).

  2. Nuline engage our Architect to transform your floor plan into a architecturally designed concept that is specific to your site and the lay of that land!

  3. Nuline engage our Town Planner to check any covenants or RC requirements so we know if the house will obtain or even needs a Resource Consent.

  4. You’ll get to see the plan grow and evolve over time and make alterations until you’re happy with the outcome!

  5. Once you’re 100% satisfied with the concept design, Nuline will formally price the construction of your concept design. We will give you a fixed price Master Builder Contract that includes a 10 year guarantee, a list of all the specifications and services that come with that fixed price and a rough timeline.

  6. You can then either sign the contract or walk away.

This stage requires a one off fee that is dependant on your individual site and development goals. This design deposit is non-refundable. This pays for the Surveyor, Architect and Planner and other consultants time to put together a concept design. If you choose to sign the Master Builder Contract, a 10% construction deposit is due and the one off design fee you’ve deposited will be deducted from this deposit.

For example: Design Deposit = $5,000.00 | Build price = $500,000.00 | 10% deposit = $50,000.00 | Less the design deposit you’ve already paid = $45,000.00

If you decide that you don’t want to proceed with the construction you can walk away with the finalised concept plans in hand. This is 100% okay as all the time spent on organising the concept design has been paid for with your design deposit.

Once the lawyers, lenders and loved ones are all happy and the dotted line is signed we move forward with consenting.
